We were appointed to complete Mechanical, Electrical & Plumbing services for the proposed refurbishment and conversion of floor levels 4 to 6 to bespoke CAT B flexible office accommodation.

The MEP works involved the safe isolation and strip out of the existing fitout works and associated services schemes retaining as much as feasible for reuse and expedience.

The mechanical services involved remodelling, enhancing and supplementing where necessary the existing air conditioning 4 pipe fan coil services to suit the cellular office proposals to provide comfort air conditioning & ventilation services throughout each area.

In certain open plan areas, the services were redesigned and rearranged to provide an exposed feature effect in keeping with the Architects concept vision for urban simplicity.

Fresh air ventilation and extract is provided via a system of ductwork served from the central building air handling plant to meet the occupancy requirements.

The Mechanical services is centrally controlled and monitored via a Building Management System (BMS) which has been adapted and modified locally to suit the fitout requirements. The BMS systems are controlled and maintained by the site wide FM team.

New LED energy efficient bespoke lighting has been provided to enhance the main exposed ceiling features to common and circulation areas. Office spaces have throughout utilised 600 x 600 modular recessed luminaires to provide the relevant lux levels which are also programmed and controlled via presence detectors for efficient operation. The power and data is provided via modular floor boxes for flexibility of use.

Feature lighting has been provided to meeting rooms, Auditorium and external garden terrace area.

The whole of the fitout works was completed in a phased floor by floor handover which demanded careful coordination to ensure effective final commissioning and handover was achieved to programme time scales.
